Rezoning to facilitate Kwik Star expansion on P&Z Agenda

Kwik Trip Incorporated, parent company of Kwik Star, has submitted an application for rezoning to the Fort Dodge Plan & Zoning Commission.

The proposed expansion and rezoning pertains to their current location at 2nd Avenue North and North 15th Street. The rezoning request is specific to the lots on the West side of North 16th Street, behind the existing store. 

The lots in question are currently zoned Office Commercial and Residential Multi-Family. The request is to change the lots to Arterial Commercial to facilitate a proposed future expansion project. The proposed expansion would include construction of a new, larger store situated East of the current building.

Letters were sent out to property owners within 200′ of the proposed rezoning. Public feedback so far has expressed concerns of separation of residential lots, maintained access to the alleyway along the North side of Kwik Star, and possible future impact of property values. A preliminary plan submitted to the Commission does reference an 8 foot privacy fence along the North side of the property, along with trees, shrubs, and ornamental grass along the East side of and throughout the property. 

According to the memo, staff recommends approval of the rezoning request, subject to public comment. 

The Plan and Zoning Commission meeting is scheduled for 4:00 P.M. on Tuesday, January 28th 2025 in the Council Chambers of the Municipal Building.
