A proposed Fort Dodge project received a boost from the Iowa Finance Authority Board of Directors yesterday. The Board awarded more than $9.5M in federal housing tax credits to support the construction and rehabilitation of a total of 331 affordable rental homes across Iowa.
The project, named ‘River District’, would be situated at 801 3rd Avenue Northwest in Fort Dodge. It was awarded $1,195,346. The Developer is Hoppe & Son, LLC.
In February, the Fort Dodge City Council gave the green light to final zoning changes to facilitate the construction of apartments along Third Avenue Northwest, between Fifth and Tenth Streets.
Also at the February meeting, a purchase agreement was also approved with Hoppe Development for the lots to be developed. According to the Webster County Assessor Beacon page, that land is still owned by the City of Fort Dodge.
In Carroll Iowa last night, their City Council met for a special meeting to approve a Memorandum of Understanding (MOU) with Hoppe & Son, LLC to be included in a 2026 Iowa Thriving Communities application. The deadline for that application is May 12th, 2026. That MOU was approved in a 4-2 vote.
“Housing is a critical pillar in fostering strong, thriving communities across the state of Iowa,” said Iowa Finance Authority Director Debi Durham. “Congratulations to all nine communities receiving tax credits today, with a special recognition to the four designated as Iowa Thriving Communities — Des Moines, Fort Dodge, Mason City and Newton — for their outstanding efforts in leveraging innovative practices to attract housing opportunities for their workforce.”
Other communities that received awards include Carter Lake, Davenport, Hawarden, and Iowa City.
