The Fort City Council will have a public hearing at their meeting tomorrow evening to consider the rezoning of City-owned lots in the Northwest River District.

The lots are situated along the South side 3rd Avenue Northwest between 10th Street Northwest and a point just East of 5th Street Northwest. That change would be from Office Commercial and Residential Single-Family to Residential Multi-Family 1RM.
The Applicant, Hoppe Development, had previously petitioned the Plan & Zoning Commission to designate the outlined properties to Residential Multi-Family 1RM. That Commission met on December 17th 2024, and concerns were raised regarding the density of the development permitted in 1RM zoning. Ultimately, the Commission motioned to recommend denial of the initial request to rezone to 1RM and recommend approval of a rezoning 2RM.
1RM zoning allows up to 1 dwelling unit per 1,000 square feet of lot area and requires at least 1 parking stall on site per unit. A 2RM zoning allows up to 1 dwelling unit per 2,000 square feet of lot area and requires at least 1 parking stall on site per unit.
Staff recommends following the recommendation outlined by the Plan & Zoning Commission, disallowing the 1RM designation, and moving forward with the 2RM rezoning.
